Oil Leaks in the Parking Lot

View Details

View DetailsThe Corporation wish to remind owners and their tenants that oil leaking from older/worn vehicles onto the asphalt surface of the parking lots causes both short and long term damage to the parking area. If your vehicle has this sort of problem, we ask that you get maintenance done on it ASAP to stop the leak. We do not want to expend condo fee money to fix your individual problem.

Freezing Pipes in Furnace Room

View Details
With winter here, the Corporation wants to advise you of the following issues:
  • We all have to be aware of the danger of pipes freezing if we do not keep the door to the furnace room off the balcony closed tightly at all times.
  • Keep items away from the exterior wall of the furnace room so the air from the furnace can circulate properly to the pipes.
  • If you are going away for any extended period of time, keep your thermostat set to 20 degrees in your unit as this also keeps the furnace room from freezing up.
  • Do not disconnect the power or the gas from your unit at any time in the winter or the pipes will freeze.
  • Owners will be responsible for damages caused by the pipes freezing in the furnace room. This area is your duty to maintain and keep warm.
We have already had a few freeze ups.

Toilet Seal Leaks

We are living in older buildings and while the corporation is charged with maintaining the common areas, owners are charged with maintaining the interior of the units.

This is a "HEADS" up.

This means any water leakage, be it from sinks, tubs, laundry equipment or toilets is for the owners responsibility to repair and pay for damages to areas outside of your unit.
We have currently 2 damaged units caused by toilet seals leaking in the unit above them.
The cost to repair the damage below is for the owner of the leaking toilet.
Over time, the buildings have settled and shifted. If you have had new flooring installed or repairs to the bathroom done causing the toilet to be shifted and or removed, it is critical that the seal beneath the toilet be replaced by a qualified person to prevent unwanted and perhaps unnoticed leaks to the area below your unit. A good practice is to not have silicone applied around the base of the toilet. If it leaks, you will notice the leak before your neighbour.
